Why Choose Us

Why Choose Golden State ADUs?

Golden State ADUs are one of the most respected Accessory Dwelling Unit construction firms in Napa, California. We are dedicated to building the perfect ADU suited for your needs with an unparalleled reputation for efficiency and client-centered service. The goal is to make it a reality with ease and deliverance of superior results.

Our Work

Recent ADU Builds

You’ve probably heard the horror stories: a build that runs six figures over, a permit set stuck in corrections for months, a contractor who stops answering the phone. That hesitation is reasonable. It’s also the exact reason Golden State ADUs exists as a design-build specialist rather than one more general contractor who subcontracts the parts that matter most.

We handle design, permitting and construction for accessory dwelling units (ADUs) in Napa as one accountable team. Architectural design, structural and civil engineering through our in-house arm Golden State Design & Engineering, permit submittal and corrections, construction, final inspections. No outside firms for you to hire or chase, and no coordination chaos between separate contractors who each blame the other.

If you’re comparing ADU contractors in Napa right now, the right ADU builder owns design, permits and construction together, brings a proven track record in ADU construction across California, and knows the local permitting path before the first drawing. We are licensed and bonded (LIS. #1125656), trusted by 100+ happy customers, and every project carries a 10-year structural integrity warranty and a 1-year fit-and-finish warranty.

Start with a free 1-hour project walkthrough. You get feasibility answers and a realistic budget range, with no obligation. See our full ADU services or call (916) 909-2387.

Our Napa Services: Accessory Dwelling Unit (ADU) Options Built End to End

Every ADU type below is handled end to end: design, engineering, permits, City and agency coordination, construction and final inspections. The City of Napa allows detached ADUs up to 1,200 square feet, which sets the upper envelope for most backyard builds here, and Napa does not require a minimum lot size for an ADU or JADU permit. That combination opens up more Napa property than most homeowners assume.

An ADU does several jobs at once. It creates extra space for family or guests, it can generate rental income that offsets a mortgage, and it puts land you already own to work. The lifestyle benefits are usually what owners talk about years later.

Detached ADUs and custom ADUs

Detached ADUs, still called granny flats or a backyard guest house by plenty of homeowners, are stand-alone structures separate from your main house, and they’re the most common request we get in Napa. A detached unit gives the most privacy in both directions, which is why it suits renters and relatives alike. We design studios through 3-bedroom custom ADUs tailored to your lot, your goals and your home’s architecture, never pulled from a catalog. Napa generally requires four-foot side and rear setbacks for new ADUs, so the buildable envelope gets measured and drawn before anyone talks about layout.

Garage ADU and garage conversions

Garage conversions turn unused space inside an existing structure into finished living space, often at lower construction costs than building new. Qualifying conversions may use the existing structure’s location rather than meeting new setbacks, which can preserve yard area. Because Napa has a deep stock of older property, we verify panel capacity, sewer routing and foundation condition during feasibility rather than assuming a garage is ready to become a dwelling. If the service is undersized, a panel upgrade gets priced at that stage, not discovered at rough-in. A garage ADU looks simple from the driveway and rarely is, which is why it gets the same engineering review as a new build.

Attached ADUs, JADUs and in-law suites

Attached ADUs are home additions with a purpose: new square footage built onto your existing home and permitted as an independent living unit. Junior ADUs (JADUs) are smaller units created inside the main home’s footprint. Both are strong fits for multigenerational households, whether that’s a retirement ADU for parents, in-law suites for extended family, or private quarters for adult children who want their own entrance. Shared walls and shared utilities make these the most efficient home additions we build.

Tiny homes and compact efficiency units

Tiny homes concentrate a full living space into a small footprint, and tiny homes on wheels (THOWs) are movable units some homeowners ask about. In Napa, square footage is also a budget decision, because certain size thresholds change the fee picture significantly. We raise those thresholds during planning, not after your plans are drawn. See the Napa fees section below for the specific numbers.

Interior design bundles and finish selection

Our interior design bundles cover curated furniture layouts, material selections and finishing details so your ADU looks finished, not merely completed. Bring the design ideas you’ve been saving, and we’ll tell you where premium materials earn their keep, usually the kitchen and bathroom surfaces you touch every day. Napa homeowners who like to handle materials before choosing them have local showrooms available: Design Showcase operates a Napa showroom for cabinetry, countertops, stone, tile, flooring and plumbing fixtures, and Napa Kitchen & Bath at 477 Walnut Street carries cabinetry, quartz, tile, plumbing, hardware and lighting. We mention those as market resources, not partners.

Not sure which path fits your lot? Run your numbers through our ADU cost estimator, or book the walkthrough and we’ll tell you in an hour.

Why Napa Homeowners Choose Golden State ADUs

One team owns the entire process, so nothing falls between firms. Feasibility, ADU design and space planning, structural and civil engineering, permit submittal, City correction responses, NapaSan coordination, inspections and final sign-off all sit with us. When a plan check comment comes back, there’s no three-way email chain between an architect, an engineer and a builder arguing about who absorbs the fix.

The proof behind that promise:

  • Licensed and bonded, LIS. #1125656
  • 10-year structural integrity warranty and 1-year fit-and-finish warranty on every project
  • Trusted by 100+ happy customers, with 18 Google reviews
  • BBB accredited
  • In-house architectural, structural and civil engineering through Golden State Design & Engineering
  • Responsive communication as a named standard: quick replies to calls and emails, and regular project updates

Why Napa Homeowners Choose Golden State ADUs

Custom home building standards, applied to a smaller footprint

Most construction companies carry a mix of work, from whole home remodels to ground-up custom homes. ADUs are all we do. Our team’s background is residential new construction, and we build with the same detailing discipline and meticulous attention that goes into custom homes: real framing tolerances, properly flashed envelopes, finish work you’d accept in your primary residence. A 600-square-foot unit is still a house. The mechanical, electrical and plumbing systems inside a custom home all show up in an ADU, just compressed, which is where quality construction separates itself from fast construction. Treating a small unit like a shed is the fastest way to a result you regret, so we don’t.

How to find the best ADU builders in Napa, including us

Use these when you’re collecting bids. The best ADU builders will answer every one without flinching:

  • Ask every ADU contractor to bid on identical plans and specifications, or you’re comparing assumptions instead of prices
  • Confirm you’re interviewing licensed contractors, and get liability insurance and workers’ compensation in writing
  • Ask who prepares, submits and responds to permit corrections, and whether that work is included or billed separately
  • Ask what the estimate excludes: survey, soils, utility trenching, NapaSan charges, site work, finish allowances
  • Choose a builder fluent in local zoning regulations and planning requirements, and ask them to describe the Napa process unprompted
  • Ask for proven ADU construction experience specifically, not general remodeling or home additions
  • Ask how many accessory dwelling units the builder has carried from first sketch through final inspection

We’ll be straight with you about one thing: we’re a Sacramento-based ADU builder serving Napa and the wider Bay Area, not a Napa-based shop. In practice that means scheduled site visits built into the construction calendar and one named project lead who stays on your ADU project from design through final inspection, so you always know who to call. Picking the right contractor is mostly about knowing who answers when something goes sideways.

Book the walkthrough and ask us those questions directly. Call (916) 909-2387.

How Building an ADU in Napa Works, Step by Step

Typical Napa ADU projects run 3 to 5 months for design and permit plans, then 3 to 4 months for construction, which puts most complete projects in the six-to-twelve-month range depending on site conditions and agency review. Those are typical ranges, not guarantees. The process moves through three phases, design, permitting and building, and we manage all three. See how our design and permitting service works.

1. Free 1-hour walkthrough and feasibility review

We confirm first whether your property sits inside Napa city limits or in unincorporated Napa County, because that determines which building division reviews your project. A Napa mailing address doesn’t settle it. The site assessment then covers access, setbacks, utility locations, slope and your actual goals before any number gets discussed.

2. Design and engineering

Architectural design plus structural and civil engineering happen in-house, on the same drawing set, which is where your dream project turns into a buildable one. Napa requires second-story ADU entrances, stairs, balconies and porches to face away from the nearest residential lot line, and requires privacy treatment for second-story windows facing adjoining residential property, so window placement is a code decision here as much as a design one. Those rules get addressed at the drawing stage, along with the City’s locally adopted High Performance Building Regulations and residential compliance checklist, rather than after a correction letter.

3. Permitting and agency coordination, done for you

We prepare the submittal, file it, and respond to every correction. Alongside the City submittal, we run the separate NapaSan process, which requires its own ADU plan review and permit, with capacity charges addressed before the City will issue a building permit. The City’s ADU process handout states a 21-business-day initial review and a 14-business-day resubmittal review. You don’t chase any of it.

4. Construction

ADU construction begins with the foundation and framing, then rough trades, then finishes. You get on-site project management, quality oversight and regular updates throughout, so you’re never guessing what happened on your property this week.

5. Final inspections, closeout and warranty

We carry the project through all applicable department and outside-agency final approvals before building final. Then your 10-year structural integrity warranty and 1-year fit-and-finish warranty take effect, backed by post-project construction administration if anything needs attention.

What ADU Construction in Napa Actually Involves

The Napa permit office, fees and what they cover

ADU building permits for property inside Napa city limits go through the City of Napa Community Development Department Building Division at 1600 First Street. The City publishes a 21-business-day initial review period and a 14-business-day resubmittal review period. The main point to hold onto: review time is not the same as permit issuance, because corrections, outside-agency approvals and fee payment all sit between the two.

Permit costs are part of the all-in price of an ADU, and in Napa they come from more than one agency. The latest City master fee schedule we located lists a $2,125 building permit fee for an ADU or JADU from 1 to 1,200 square feet, covering building plan review, inspection, fire plan check and planning plan check.

Then there’s the sewer layer. NapaSan’s full capacity charge is $12,541 per equivalent dwelling unit from July 1, 2026 through June 30, 2027. NapaSan waives that capacity charge for accessory dwelling units under 499 square feet and assesses larger units according to square footage. Separately, the City does not impose impact fees on JADUs or ADUs under 750 square feet.

Those two thresholds, 499 and 750 square feet, are a planning conversation we start early, because crossing either one changes your budget materially. Confirm all current fee figures with the City and NapaSan at the time of application.

What ADU Construction in Napa Actually Involves

Napa setbacks, size limits and lot standards

Here are the hard numbers that shape what fits on your Napa property:

  • Minimum lot size: none required for an ADU or JADU permit
  • Detached ADU maximum: 1,200 square feet
  • Setbacks: generally four feet side and rear for new ADUs; qualifying garage conversions may use the existing structure’s location
  • Zoning minimums: Napa’s residential districts carry minimum lot standards ranging from 4,000 to 40,000 square feet depending on district
  • Second story: entrances, stairs, balconies and porches must face away from the nearest residential lot line, and windows facing adjoining residential property need privacy treatment

Napa County has its own guidelines on setbacks and lot coverage, and California laws streamlining ADU approvals have made the path more predictable statewide. Site constraints like fire-safety zoning still apply parcel by parcel, which is why we screen before we design.

Napa neighborhoods and housing stock we design around

Alta Heights sits east of the Napa River with elevated, architecturally varied homes and views over the city. Slope, drainage, construction access and privacy drive the design on those parcels, and second-story solutions have to satisfy Napa’s privacy standards from the first sketch.

Fuller Park is a primarily residential historic neighborhood bounded by Highway 29, West Imola Avenue, Franklin Street and Oak/Third streets. Property on the City Historic Resources Inventory may require historic clearance for an ADU or JADU, so we check inventory status before making any design assumption there.

Napa’s postwar tracts are a different story again. The City recorded 71 new subdivisions containing nearly 2,000 lots from 1946 through 1951, including the Devita subdivision south of Westwood, developed around 1950. Those single-story homes often have real detached-ADU and garage conversion potential. We inspect panel capacity, sewer routing and foundation conditions rather than assuming them.

Climate, soils and how we schedule Napa builds

Napa’s dry summers and wet winters shape the build calendar, with most precipitation historically falling between November and March. We sequence excavation, foundations and exterior work toward the dry months where the permit timeline allows it. Work that crosses winter gets erosion control, drainage planning and honest schedule contingency built in from the start.

We also screen soils and hazard conditions before committing to a foundation type. The City identifies expansive soils, liquefaction, landslides, seismic shaking and fault rupture as conditions that may require site-specific analysis, and Napa provides property-level lookup tools for fire-hazard, flood and evacuation zones. Those get checked against your parcel during feasibility.

We run Napa projects from our Roseville office via I-80 west to the CA-12/CA-29 corridor, with scheduled site visits and a single project lead assigned to your build. We don’t keep a Napa yard, and we won’t pretend otherwise.

Frequently Asked Questions

How much does an accessory dwelling unit (ADU) cost to build in Napa?

ADU costs in California generally range from roughly $100,000 to $300,000, with basic units often starting around $250,000 and fully equipped, high-finish builds reaching $400,000. We don’t publish fixed prices because site conditions, size, utility work and finish selections move the number significantly. Permit costs from the City and NapaSan are part of your all-in total, and we recommend asking the City of Napa and Napa County directly about any current assistance or affordable-ADU programs rather than assuming one applies to you.

Should I hire separate contractors or one design-build ADU contractor?

The fragmented route means hiring an architect, then an engineer, then one or more contractors, and personally owning every handoff between them. When a plan check correction lands, you become the project manager. Our model puts design, engineering, permits and construction with one ADU contractor, so a correction is ours to solve, not yours to referee.

How long does it take to get an ADU permit in Napa?

The City of Napa publishes a 21-business-day initial review target and a 14-business-day resubmittal review target. Review time is not issuance time: corrections, the separate NapaSan plan and permit process, engineering items and fee payment all factor into when the permit actually lands in your hands. California law directs local agencies to act on ADU permit applications within 60 days, which is useful context, though it doesn’t eliminate the correction cycle.

What’s the most cost-effective way to build an ADU?

Converting existing space, meaning garage conversions or a JADU, is typically the lowest-cost route because the shell already exists. In Napa, sizing decisions matter too: NapaSan waives its capacity charge for ADUs under 499 square feet, and the City does not impose impact fees on JADUs or ADUs under 750 square feet. We use value engineering to protect quality while trimming costs, which is a different exercise from building cheaply.

What’s one drawback of building an ADU?

It’s a real construction project with a six-to-twelve-month horizon, and it consumes yard space you currently use for something else. A detached ADU requires its own utility connections and its own maintenance over time. Against that, a well-built unit adds long term value, with industry estimates often citing property value increases of up to 30 percent, and it creates living space your family keeps using for decades.

Can I rent out my Napa ADU short-term?

City of Napa ADU and JADU rentals must have terms longer than 30 days, so short-term vacation rental use is not the model to plan around. Long-term tenancy or family occupancy is the realistic path. Confirm current rules with the City planning department before you commit to a rental strategy.

Do you serve my part of Napa and the surrounding Bay Area?

Yes. We provide ADU design, permitting and construction throughout California, including Napa, Fairfield, Vacaville, Sonoma, Santa Rosa and the greater Sacramento region, plus Bay Area communities such as Walnut Creek, Pleasant Hill, Concord and Lafayette. At the walkthrough we confirm whether your property falls under City of Napa jurisdiction, where permits go through the Community Development Department Building Division at 1600 First Street, or under unincorporated Napa County. These guys really took care of us from A to Z. They 100% made us feel like we chose correctly from day 1, especially after interviewing 10+ companies. Quality is wonderful and they really include everything in the price (expect permit fees of course) so you don’t have to supply anything yourself. They are very accommodating with any requests even during the build. My guy Eddie is super knowledgeable, always has the answers!
